Kingsbarn Announces DST Offering of Trophy Office Property on Hollywood’s Walk of Fame

Ownership Interests Now Available in 1601 Vine Street, Leased to SKIMS Body, Inc.

Los Angeles, California (August 21, 2025) — Kingsbarn Realty Capital (“Company” or “Kingsbarn”) announced today that its highly anticipated Delaware Statutory Trust (DST) investment offering of 1601 Vine Street in Los Angeles, California (the “Property”) is now available for investment to accredited investors. This eight-story trophy office building, prominently located along the iconic Hollywood Walk of Fame, is leased to SKIMS Body, Inc. (“SKIMS”), the innovative shapewear and apparel company co-founded by Kim Kardashian and Jens Grede.


Following Kingsbarn’s successful acquisition of the Property earlier this year, the Company has structured the asset into a DST, allowing accredited investors to participate in the ownership of the Property through a 1031 Exchange. The DST structure offers investors the opportunity to own an interest in a high-quality commercial real estate asset with passive management and a long-term lease in place.

The 115,000+ square foot building was developed by J.H. Synder Company and designed by Ware Malcomb. In addition to its striking steel-and-glass architecture, the property features five levels of subterranean parking and sits at the epicenter of the Hollywood entertainment district.


SKIMS began occupancy in mid-2023 and leases the building through mid-2038. Recently valued at $4 billion and named one of Time Magazine’s Most Influential Companies of 2022 and 2023, SKIMS has continued to dominate headlines with the launch of NikeSKIMS, a long-term partnership with Nike announced earlier this year. According to Nike in their February news release, the partnership is committed to setting a new standard in the global fitness and activewear industry with extensive new lines of products.
